Canyon Estates is a 186 unit complex in Tukwila that had severe water intrusion issues that needed to be addressed. The residents had their decks closed off for over a year due to fear of collapse, and there were leaks all over the walls and roofs.
We rebuilt the center portion of the roof structures to slope from the interior to the exterior, which was a tremendous undertaking. We then installed new TPO roofing on the interior section of the roof and new asphalt shingles on the outer portion.
The decks needed to be completely rebuilt including all new deck joists, plywood and a new cementitious coating in a tile pattern. We finished the new decks off with new aluminum railings with frosted glass panels.
For the walls, we needed to remove two layers of siding and then had extensive sheathing and framing repairs. We then installed new PlyGem windows and sliding glass doors. We mostly installed Hardie Plank siding, but there was quite a bit of Hardie Panel siding at the dining room bump-outs and stair towers.
This was finished off with a unique paint scheme and this property was truly transformed!
